To be able to provide you as well as the guests arriving after you with an agreeable time with us and a smooth handover, you will find our general terms and conditions in the following list.

 

 

When you confirm your booking for our house the Houserules & General Terms and Conditions

are deemed accepted by you.

 

Booking

  • We consider your confirmation as binding once we have provided you a final quote including dates and prices and you have confirmed this in writing to us (email is considered sufficient).
  • Minimum stay is two (2) consecutive nights.
  • Rental of entire house: We only rent out the entire house at a time (ca. 115 sqm).
  • Cleaning fee: We charge a cleaning fee of 60 Euros (once per stay). This is included in the price for the first night.
  • Bed linen/Towels (once at beginning of stay) included: The rental price includes bed linen and towels for each paying guest.
  • All Taxes included: All local taxes are also included already.
  • Extra/Intermediate cleaning of the house: We can provide an extra cleaning of the house as well as a change of towels and linen at an additional charge. Let us know if you are interested.
  • Our appartment makes part of a "normal" house where "normal" people live that go to work every day. Therefore we expect that noise is being kept down to a normal level especially throughout midday and after 10pm. No noise beyond the rooms should be heard. Parties are unfortunately not desired nor allowed.

Payment

  • We will expect you to pay the entire amount at the latest when you receive the keys before taking over the house (please always have the right amount of money with you as we cannot provide change unfortunately).
  • Please let us know before your arrival if you need a bill so we can prepare this accordingly.
  • If you stay longer with us, you will need to provide us with a partial payment for the house before arrival.

Cancellation

As we can only rent out the entire house, we are dependent on binding/confirmed bookings. For this reason we apply the following cancellation rules:

  • Cancellation prior 3 months: no cost involved
  • Cancellation up to 6 weeks in advance of arrival: 50 % of agreed rental fee
  • Cancellation below 6 weeks in advance of arrival: 100% of agreed rental fee

Naturally there is always something that can come up. Our business model is not based on making money off of cancellations. We will therefore always try to rent out the house in the time frame you had booked. If we manage to rent it out to someone else you will only pay the difference between the new booking and your agreed rental fee. Of course you can also provide replacement guests who are willing to take over the slot confirmed on your behalf.

A cancellation is only deemed accepted when you have received written confirmation (via email) that we have received your cancellation and under which conditions (depending on the terms described above).

It is possible for us to terminate the contract for example (but not only), if a higher force or unforeseen circumstances make the fulfillment of the contract impossible (this has never occurred so far - so do not worry).

 

Checkin - Checkout

  • Checkin: The house can be entered from 6pm onwards. If possible we will try to give you access earlier, this depends on availability and our cleaning schedule. Later checkin even very late checkin at night is no problem and there are no extra charges for this naturally!
  • Please let us know at least three days in advance when you will arrive.
  • Checkout: On your departure days please ensure to leave the house by 10 am (in the week) and at 11 am on the weekend or public holidays.

Cleaning

  • The cleaning fee we charge is used towards the cleaning of the entire house. We do assume though that the house is left in a lean, orderly, undamaged state with the full inventory that was present.
  • Please make sure that all used objects find their way into those rooms where you found them. Also cutlery, plates etc. should be brought back to the kitchen.
  • Pans, Pots, Fridge, Oven, Microwave and sink should be left in a clean state.
  • Should the house be not left as cleanly as this is usually the case, we will charge the additional cleaning time needed.

 

Restperiods (i.a. Noise) & Damages:

  • According to German law everyone is obliged to adhere to certain rest periods. In order for us to maintain good relations with our neighbors we therefore ask you to ensure quiet times between 10pm and 7am as well as 1pm and 3pm in the afternoon.
  • Strictly no parties are allowed.
  • Should there be complaints about noise or the police will be called, we reserve the right to terminate the rental immediately. No refund for parts or the entire rental fee can be refunded in this case.
  • For topical reasons we would like to ask you to not throw anything out of the windows (no cigarettes, no chewing gum, no food - nothing). If this does occur after all, we will need to terminate our contract with you immediately (no refund will be given).

Pets

  • Pets are unfortunately not allowed.

Smoking

  • Smoking is not allowed in the entire house. Not in the bedrooms nor in the common rooms or the hallway.
  • You can easily step outside to smoke. Please make sure to not simply throw your cigarette butts on the street as we have had complaints from the neighbors recently. Thanks for your understanding!

Number of guests

  • Only paying guests can stay at the house.

Rubbish separation & Rubbish disposal 

  • Please separate rubbish/trash (normal or residual waste, paper, light packaging ("green point"), bottles). We provide separate containers for each sort of rubbish.
  • Please do not throw sanitary pads or food scraps into the toilet.
  • To be able to ensure a regular waste disposal we need to take out the bins once a week onto the street and bring them back in afterwards. (Residual waste (grey bin) on Mondays, Greenpoint/Paper(yellow & blue bins) currently on Fridays). For this we will need to enter the hallway only. Should this be necessary we will inform you in advance.

Damage

  • All items you find in our house are supposed tob e used by our guests.
  • Damages can happen. Please inform us asap when something has broken.
  • It would be great if you could tell us upfront so we do not find it when cleaning the house after you have left or even worse: one of our guests wants to use something which then turns out to be broken.
  • The guest is liable for all damages that occur to our house and all the items inside by himself or other persons in his party. If something gets lost or breaks you will have to pay the replacement price for it. Again – we do not want to make money by charging you for broken items excessively and naturally we do not mean little things such as a broken glass.
  • We as the landlords are not liable for any damage or loss incurred throughout your stay with us.

Loss of key(s)

  • Please do not hand out the key(s) we have provided to you to anyone else.
  • Once lost, you are liable to pay for replacement up to the price of the exchange of the entire locking system.
  • For legal reasons (fire protection legal acts) there are no keys on the doors of the bedrooms.

Due Care/Diligence

  • Each guest should treat our house carefully and should ensure that his fellow travellers do so as well.
  • The front door should always be closed. Please always double check this.
  • When leaving the house we ask you to always lock the door with your key.
  • All windows should be locked when leaving the house (especially the roof window) to avoid damage through burglaries or weather (rain & storms).
  • The keys should not be handed to anyone outside your party.

 

Responsibility and exclusion of entitlements in regards to WiFi-usage

  • We provide WiFi usage for our guests free of charge. In return please respect the following terms & Conditions. 
  • We do not accept any liability for any data transmitted or received via our WiFi connection. 
  • Any costs incurred or legal transations of any kind is at the sole responsibility of our respective customers.
  • Any illegal behaviour or excessive downloading will not be accepted. If legal prosecution is a result of any action, the contact details of the client will be provided.
  • When using our WiFi be aware of current German/EU laws:
  • Do not use it not use this service to access or to disseminate immoral or illegal information, observe regulations for the protection of minors currently in force, respect the private sphere of other persons and, therefore, refrain from sending any and all annoying, insulting, libelous, threatening or injurious content.
  • Do not copy or provide access to copyrighted materials in any form.
  • Do not use our WiFi to send mass or spam mails or other forms of undesired advertising.
  • Do not visit filesharing websites for music and/or film, do not down- or upload content in any form.
  • Our guests are obliged to exempt us from all resulting damages and third-party claims, and to reimburse them for any losses, costs or damages arising from this that are caused by using our WiFi.
